Do I need planning permission for solar panels ?

In the majority of cases, Solar Panels which are mounted on a roof or wall of a private house do not require planning permission

This is because they would normally fall under what is referred to as a 'permitted development rights', as long as the solar panels are fitted in such a manner which minimises the effect on the external appearance of the property.

The Government are Encouraging the Installation of Solar Panels - According to GOV.UK in a press release entitled - 'New Planning rules to boost solar rollout and slash energy bills' published on 30/11/2023 - it was stated that 'Homeowners will be able to install rooftop solar panels more easily without costly planning delays'. So in short - under new rules Homes and Businesses will be able to install rooftop solar panels more easily.

So When is Planning Permission Required ?

Buildings with Flat Roofs

There is a reasonable chance that you may need planning permission for solar panels to be installed on a flat roof - this is due to the fact that the solar panels are normally situated in frames to create an angle towards the sun. This results in the Solar Panels protruding more than 0.2 metres above the roof slope, which is against the 'permitted development' guidelines.

Listed Buildings

Listed Building consent followed by Planning Permission is required.

If you live in a Conservation area

Under 'Permitted Development Rights' - it may be possible to install a Solar PV system in a Conservation area.

In all 3 circumstances (Flat Roof's, Listed Buildings and Conservation areas) it may be possible to receive planning permission but this will be at the discretion of your individual Local Planning Authority.
